So, as you go along the buying process, we’re there to help in ways few other realtors will. Here’s how it works.

SETTING THE PRICE

We work with three types of lenders:

  1. Brokers
  2. Banks
  3. Private Lenders

Depending on where you are, and what you need, I’ll suggest the one that makes the most sense for you. The good news is that there are options, and my team has handled every type of situation you can think of.

The first hurdle, and the most difficult, is to set your home price.

If you set it too high, it sits on the market forever and you have to do the “sign of shame”…the dreaded “Reduced Price”! As soon as people see that they smell desperation and you’re cooked.

Set it too low, and you’ll get the worst offers on the planet. They’ll waste your time and just depress you with the low-balled numbers.

So, just like the fairy tale, we set the price just right. We base it on what other homes like yours have sold for recently, as well as other market stats, trends and any other information that we feel will help start out on the right foot.

Sorry. That sounded a bit cheesy. But you get the idea.

PREPARING THE HOME

We know that you love to gaze upon your family pictures as you make breakfast, and that sofa has been in your family for years (the wear and tear is “character”, right?).

We’re kind –

But, if we feel it will make it harder for your home to sell, we’ll kindly, gently and firmly let you know what has to go, or be hidden.

Pets &
Smells

We’ll even tell you if Fifi stinks, or if the cat litter needs to temporarily relocate somewhere else (sometimes out of the house).

Clean, clean, clean

We know that people keep their homes clean, but we have a team that’s so thorough you’ll be like, “Well I’ll be….never even THOUGHT about cleaning there!”

Staging & Repairing

But we go SEVERAL steps further: We will personally invest $4,000-$5000 in staging for your home, whether it’s repairing some gouges in the wall, repainting some rooms (particularly if the colours are “vibrant”), and, if we can’t use your furniture, we’re bringing in our own.

Our #1 goal is to make your home look like an HGTV “after the renovation” home.

And once we ARE all finished, we’ll bring in a home inspector so you’ll be 100% confident that there is NOTHING more the home needs to look its best.

Buyers: Bring it!

MARKETING YOUR HOME

Over 90% of all home searches begin online, but we don’t leave that to chance!

We know that making your house look like a movie star is key to selling fast, so we bring in the big (photography & videography) guns.

We’ll measure and photograph your home and get it online as fast as we can, and then it’s show time!

The first thing we do is invite all the local area agents to come see your beautiful abode and get them excited. They have their OWN list of potential buyers and if they’ve got a good one, you may not need to have a sign on your lawn for long!

Public open houses should be a celebration of the home, and that’s exactly what we do. We call it the Mega Open House!

It includes things like (but not limited to!):

  • Food trucks
  • Ice cream
  • Special Neighbour Invitations
  • And so much more

The day is an event that no one wants to miss – and the more people that see it, the more likely we are to sell it!

Meantime, your home is showcasing its awesomeness online, through various websites like realtor.ca, my website, my brokerage’s website, and on social media.

The more exposure, the better! Maybe your home will be so popular it will get its own Instagram account (we’ve seen weirder things on Instagram…).

And after each one, you’ll get a rundown on how it went, what people loved, and if an offer is in the making!

GAME ON

Now that you’ve got a sign on the lawn, it’s the anxiety-producing waiting game.

The BEST buyers march through your home in the first week. So how do we get them there?

Our marketing does some of the work, but we’ve also got an extensive network of agents in the area who have a list of ready-to-go buyers. We tap into that and get you more showings than the average realtor.

You’ll ALWAYS know when a showing is going to happen, and we try to work with your schedule to make it as convenient as possible.

There is one thing that you’ll ALWAYS get: communication & access to our team.

We will let you know what the buyers thought, what the agents were saying, and what we think about it all.

We act as a buffer so if there’s any negative stuff coming from buyers or agents, we get it, and package it in a way that’s constructive (not everyone is gentle with their words – but we are!)

IT'S OFFER TIME

Offer time is kind of like Hammer Time (I know I’m dating myself here…) – it’s time to shine – and negotiating is our forte.

When you get an offer (or several offers) we review them in detail. There are a few key things we look at:

  1. How much will they put down
  2. The price they’re offering to buy your home for
  3. When will they like to close
  4. The irrevocable time and date for the offer, after which it’s off the table
  5. Any conditions

You then have 3 choices:

  1. Accept the offer
  2. Decline the offer
  3. Counter with a revised offer back to the buyer

It’s not always easy to know what to do, and we NEVER let you just figure it out yourself.

And sometimes, as painful as it is, we’ll tell you to walk away from an offer if it’s just not going to get you what you want.

No one can get one past us. There’s no way anyone is going to run circles around us and somehow get you a bad deal.

We represent you, and treat your home as if it were our own – and will ferociously defend its honour!

But the 7-star service does NOT end there. Here’s what happens next:

The Lead Up To Closing

To help kick-start the process, we send you a “forward address” pack so you can stay organized and on track to move utilities, alert family and friends, and whoever else wants to know that you’ve moved!

Then, to celebrate, we send you a bottle of wine – so you can kick back, relax and enjoy a moment. Take it!

Before Moving Day...

Before moving day, you’ll get a care package, including:

  • Packing paper
  • Labels
  • Boxes
  • Tape
  • Sharpie markers to make packing a breeze!

We also make sure you’re well prepared for the move with the Move Kit, which is delivered one week before you move, including:

  • Bottles of water
  •  Toilet paper (don’t want to run out of THAT on moving day!)
  •  Snacks
  • Pizza gift certificates and more!

After The Move...

Once you’ve moved in, our handy man will be there the next day to help you out – installing ceiling lights, patching up holes from the movers (they’re not perfect, but we need them, don’t we!) and more.

Our gardener will come by and make sure that any of your landscaping questions are answered (“What is THAT in the garden?” you ask?).

And, if you have a pup, you’ll get a Bark Box, too! Cats don’t care, so they’re good. They likely just want to chill out.

DON'T FORGET THE CAR

Soon after, my mobile car wash team will show up and make your vehicles sparkle. Moving is messy. You don’t want to live with that!

ONE MONTH LATER...

We’ll make a reservation for you at a local restaurant of your choice, pick you up at the appointed hour, and whisk you to a fully covered dinner. The restaurant will call you to set up the appointment, and all you do is dress up, look fine – and dine!

And these are just some of the things we do to make sure your buying experience is one you remember fondly (and not with a cringe).
