We looked at all the points along the buying path that were rather painful, or difficult, for our buyers.

And then we added our special touch to each, alleviating the pain, or removing it entirely.

We’re like the Sherpas of real estate, taking the burden off your back and carrying it for you.

So, as you go along the buying process, we’re there to help in ways few other realtors will. Here’s how it works.

LET'S GET STARTED!

FINANCING

We work with three types of lenders:

  1. Brokers
  2. Banks
  3. Private lenders

Depending on where you are, and what you need, I’ll suggest the one that makes the most sense for you. The good news is that there are options, and my team has handled every type of situation you can think of.

Which means YOU get the best solution for your money to make your real estate dream happen.

Sorry. That sounded a bit cheesy. But you get the idea.

MORTGAGE OPTIONS

Getting the right financing solution is critical. But you have options! There are 3 types of mortgages you can get:

Conventional

So named because it’s the most common type of mortgage out there. The lender can loan you up to 80% of the value of the home (the lower of the appraised value or the purchase price). The rest you have to come up with yourself.

High-ratio mortgages

If you don’t have the 20% down payment to get a conventional mortgage, you’ll be considered for a “high ratio” mortgage. You can get up to 95% of the value of the home (again, lower of the appraised or purchase value), but since that’s a much bigger loan ratio, you’ll need to insure it. Our government requires this, so you can’t get around it. The amount can add quite a bit to your mortgage, but you pay it over the amortization period of the mortgage.

Second (or third) mortgages or Home Equity Lines of Credit

These mortgages can be disguised as home equity lines of credit, which can be more flexible, so you can pay it down quickly, or at your own pace.

Secondary financing typically comes with higher interest rates, and are secured against your primary residence.

Getting this all figured out before you start looking will save you a lot of grief and anguish. The worst thing is to find a home you love, just to discover that there’s no way you’d ever afford it (even at a high-ratio mortgage!).

And remember: once you’ve locked in what you can afford, do NOT make any large purchases until after you close.

That means after you move in.

Because if you buy a car, change jobs, or take a huge vacation, your credit score will change, and that can affect your ability to afford the home.

Be wise. Be patient. Those big purchases can wait!

FINDING THE RIGHT HOME

Some people know exactly where they want to live, and others have no clue.

What matters to us, is that no matter if you’ve narrowed it down to the exact street you want to live on, or if you’ve got vague ideas of what might work, we’ll get you there.

Finding the right home happens in 3 steps

Step 1
Define what you want

Your first mission, which you have to accept, is to figure out your “wants and needs”. This includes things like how many bedrooms, garage spaces, bathrooms and kitchen layouts are essential to you.

Then you can do a list of “wants” – things that would be nice, but aren’t deal-breakers.

Keep in mind that as you move through the buying process, these lists will change. You may find that a “want” is actually more of a “need” and vice versa. Just go with the flow, but keep true to what you know you’ll be happy with.

Step 2
Check out what’s available online

This is where we start to find your options on what’s for sale right now. You can view listings on realtor.ca, but our team also has access to listings that aren’t online at all. They’re exclusive, or so new they haven’t made it there yet. We’ll make a short list, and then move to the next phase of the process.

Step 3
Go check them out!

Now we put rubber to the road. We make a date, and visit everything on the short list.

The best strategy is to use an accordion file so that, for every home you visit, you can keep the feature sheets and any notes you take separate.

At the end of the day (or days), we’ll spread out the various feature sheets and decide on which ones deserve an offer, and which ones just didn’t cut it.

Then it’s offer time!

MAKING THE OFFER

Our team has years of experience buying, selling, flipping and investing. There is NO deal that intimidates us – and that’s good for you!

When you’re putting an offer on a home, there a few things to keep in mind:

  1. Never offer an amount that is RIGHT at your limit. You won’t have any negotiating room.
  2. Don’t get sucked into the emotion of the moment. This happens a lot – bidding wars ensue, you really want the home and BAM! You’re offering WAY too much, and then you’re financially screwed.
  3. Be willing to walk away. If it’s not right, it’s not right.
  4. Keep your offer clean. Particularly in the case of bidding wars, the more conditions you put on your offer, the less chance you’ll have of getting the home.
  5. Find out what’s important to the seller. Do they need a fast closing date, or a longer one? See if you can figure out what’s critical to them and add it to your offer!

And all along the way, we’re negotiation the hell out of every interaction. ????

The Lead Up To Closing

To help kick-start the process, we send you a “forward address” pack so you can stay organized and on track to move utilities, alert family and friends, and whoever else wants to know that you’ve moved!

Then, to celebrate, we send you a bottle of wine – so you can kick back, relax and enjoy a moment. Take it!

Before Moving Day...

Before moving day, you’ll get a care package, including:

  • Packing paper
  • Labels
  • Boxes
  • Tape
  • Sharpie markers to make packing a breeze!

We also make sure you’re well prepared for the move with the Move Kit, which is delivered one week before you move, including:

  • Bottles of water
  •  Toilet paper (don’t want to run out of THAT on moving day!)
  •  Snacks
  • Pizza gift certificates and more!

After The Move...

Once you’ve moved in, our handy man will be there the next day to help you out – installing ceiling lights, patching up holes from the movers (they’re not perfect, but we need them, don’t we!) and more.

Our gardener will come by and make sure that any of your landscaping questions are answered (“What is THAT in the garden?” you ask?).

And, if you have a pup, you’ll get a Bark Box, too! Cats don’t care, so they’re good. They likely just want to chill out.

THE CAR CLEANUP, TOO!

Soon after, my mobile car wash team will show up and make your vehicles sparkle. Moving is messy. You don’t want to live with that!

ONE MONTH LATER...

We’ll make a reservation for you at a local restaurant of your choice, pick you up at the appointed hour, and whisk you to a fully covered dinner. The restaurant will call you to set up the appointment, and all you do is dress up, look fine – and dine!

And these are just some of the things we do to make sure your buying experience is one you remember fondly (and not with a cringe).
